Auction Method

Tracts 1, 2, & 3 will be offered in the method of Buyers Choice, where, upon winning the highest bid, each buyer can select any or all of the 3 tracts in any order. If all tracts are not selected, auction will continue until each of those tracts has been sold to the highest bidder. After the conclusion of the Buyers Choice portion of the sale, we will then sell Tract 4, which includes the house & improvements. The tracts will not be offered in their entirety, or any combination of tracts, at the end of the sale. Final acreages for each tract will be determined by survey to be completed prior to closing. Final purchase prices will be based on those surveyed acreages. All sales will be subject to Seller approval.

Terms of Sale

Immediately after the conclusion of the auction, Buyers will enter into a written purchase agreement with the seller, and will put 10% non-refundable earnest money as a down payment, with the balance being due in full on the date of closing, on or before Tuesday, February 15, 2022.

Sellers are responsible for providing title insurance and a clean, merchantable title, and warranty deed to be conveyed to Buyer upon closing. The 2021 real estate taxes will be the responsibility of the seller. The 2022 real estate taxes will be prorated to the date of closing, with Buyer receiving credit at closing for the total estimated amount of the 2021 & prorated 2022 real estate taxes. Moving forward, Buyer will be responsible to pay all subsequent tax bills issued for the tract being purchased. Possession to Buyer conveys at closing.
